
 Meet Jacobs Real Estate Partners Brian and Dee Dee Jacobs:
There's no place like home! There's no place like home! Wait a minute - the Lake of the Ozarks sounds pretty appealing when you're in the midst of a very cold and snowy winter in Iowa! Though we still love our hometowns, we decided warmer temperatures, rolling hills, and a lake unlike any other, is where we wanted to be. Lake of the Ozarks, the "Midwest Coast" called to us in our dreams, so here we are! Brian calls Cedar Rapids Iowa his hometown and Dee Dee was born and raised in Des Moines. We had both spent over ten years in corporate telecommunication sales and had risen to the top of our fields. Still, we needed a new challenge. We wanted something more. We wanted something for ourselves. In early spring of 2006 we we're approached with a business opportunity to purchase an existing real estate team at RE/MAX Lake of the Ozarks. For us, working hard with a specific purpose and goal in sight was nothing new. But now, we had the opportunity to focus our efforts on helping other people achieve their goals and dreams. It was clear to us that entering into the Real Estate profession would be a perfect fit. We had already grown to love the lake area on our vacations and weekend retreats, so we made the decision to make a life changing move. We said goodbye to Iowa and hello to The Lake of the Ozarks! Since then, we've formed Jacobs Real Estate Partners, with RE/MAX Lake of the Ozarks. Currently, we have three other full time sales agents on our team and are in the process of the recruiting one additional sales agent. We are please to have a full time administrative staff to assist in all closings and facilitate all of our property listings. Together as a team, we have taken the real estate market by storm and are now recognized as not only a top ranking team within RE/MAX, but a top ranking team in the state of Missouri. We attribute our success and rapid ascent to a very simple philosophy: We have a responsibility to work with dedication, honesty, and integrity, in order to provide the very best experience for our clients. Todd Bartlett: Todd is proud to have been part of The Lake of the Ozarks community for over 14 years now. Formerly a PGA Golf Professional, that managed the Lodge of Four Seasons 45 Hole Division. Looking for a new career locally in the lake area, Todd has been part of the Jacobs Real Estate Partners family for over 2 years. Real Estate investment has always been an area of interest. The off season has afforded Todd time to personally remodel and rehab properties as a capital investment. These projects have included every aspect of the building process. From concrete, framing, millwork, roofing, drywall, plumbing and customer stone and tile work, just to name a few. Customer woodworking is also a hobby that has been incorporated into several projects of Todd's. Family comes first. Todd spends time through the year volunteering for various youth groups and activities. A future personal goal includes the building of a new home for his wife and 4 children.
Todd prides himself on developing long lasting relationships with his clients, not transactions. He has an extensive knowledge of the area and goes above and beyond to find not just any property, but the "ideal" property for his clients. Tom Longman Tom and his wife, Mary Kay are blessed with two children and three grandchildren. Tom and Mary Kay moved to the lake full time in February 2007 from Princeton IL. Tom is a graduate of Eastern Illinois University and has worked in computer sales and custom business forms distribution in the past. They've been visiting the lake area since 1985 and has owned property at the lake since 1996. Tom has been with RE/MAX Lake of the Ozarks since 2008 and is happy to have recently joined Jacobs Real Estate Partners. Tom and Mary Kay enjoy the warmer year -round weather, meeting new friends, and the active social calendar that Lake of the Ozarks offers. Tom looks forward to serving all of his clients real estate needs.
Keith Rustand Having relocated from North Dakota to Lake of the Ozarks over 20 years ago, Keith and Marilyn have two successful daughters. De'Rikki working and living in North Dakota, Mieka working with Monsanto and lives in St Louis. Keith and Marilyn love lake living, having lived on a small lake in North Dakota, but needed to move their company to a more central location within the country. Lake of the Ozarks was without a doubt the place to live, where else can you own the lakefront and have you're boat in front of your house. Keith had visited the lake while doing basic training at Fort Leonard Wood back in the late 60's, what a difference today. Keith, educated in the jewelry industry by the Gemological Institute of America and The American Gem Society, has worked in the jewelry industry since he was 18 years old, owned retail jewelry stores along with a jewelry manufacturing company called De'Nicole Designs, Inc. Also having worked with real estate most of his life, doing land development, building, commercial and rental properties; some developments are The Boulder Subdivision, The Boulders II, Willow Creek Estates, Diamond Plaza and Crown Plaza. Having retired from the jewelry industry, Keith is now having fun working full time in real estate with Jacobs Real Estate Partners, RE/MAX Lake of the Ozarks. Rob Enloe
My lovely wife Shari and I of 21 years live in Osage Beach. We enjoy the lake visiting with friends And Family. We also enjoy Ballroom Dancing, Flying Airplanes and playing with our Grandchildren. I Built My first house in 1985 in Lake ST. Louis MO. Built custom and spec homes in that area for Ten years. We moved to the Lake of the Ozarks in 1995. For the last 15 years Built many custom and spec. homes along with Three 14,000 foot commercial buildings for sale and lease. With the ever changing times I`ve decided to pursue a career in Real Estate sales .Over the past 25 years sales have been the most exciting part. As a Licensed Real Estate Agent I can sell every ones property, not just my own. Brian and Dee Dee have been very encouraging to me. They strive to build a strong professional team. Bill has recently relocated from Northwest Iowa, before becoming a full time resident of the Lake area. Bill built 6 restaurants of his own and shares his passion for creativity in construction and in management. Previously to relocating, Bill built a home here after vacationing for 12 years and so Bill has extensive knowledge of the Lake area. He has a true passion for boating with his family and friends. Peg, originally from New Jersey, has over 17 years real estate and relocation management experience. She started her real estate career as a sales associate in St. Louis but after taking a management position in the broker's relocation division, she became interested in corporate relocation management. After 10 years of working in the relocation management industry and living in the Washington DC area, Peg moved back to St. Louis. Upon returning to St. Louis, Peg managed a buyer real estate agency specializing in corporate relocations. In 2004 Peg moved to the Lake of the Ozarks to be close to family and joined Jacobs Real Estate Partners, RE/MAX Lake of the Ozarks as Listing and Closing Coordinator.

Buying Land and New Construction >Buying Property to Build
The ideal piece of land cannot be purchased without due diligence. Say you notice a lot for sale in a suburban area that looks like a perfect place to build your dream home. Buying undeveloped land can provide an opportunity to build a house that will meet your needs, but you will need certain information before you sign on the dotted line.
Most suburban areas have zoning regulations which govern the type of structure that can be erected, the dimensions, and even the material used on the exterior. Historic preservation groups work with builders in many areas to ensure that any new construction fits in with the existing buildings. If you want to build out of the city limits, check the availability of public utility services and the cost of bringing those services to the site. Local planning and zoning boards can provide you with information about proposed development that could change your quiet country lane into a busy street.
It is a good idea to consult an architect and a zoning expert to confirm that your vision will work on the property you have selected.
