Before we hired Dee Dee Jacobs with Jacobs Real Estate Partners Agency to market and sell our home, we did a fair amount of research on the available Brokers/Agents and considered:
- Time in the business
- Familiarity with our area
- Marketing strategies (both local and out of state)
- Analytical capabilities
- Market conditions
- Track record, Responsiveness, and Follow-Up process
There are dozens of Brokers and hundreds of Agents in and around the lake. So, using the above general criteria we ruled out those that were clearly not “fits” and began a narrowing process. We ultimately settled on three candidates. We called each and from there ended up with two very good potential Brokers/Agents.
We interviewed the remaining two and after a few days of consideration called Dee Dee back to List and Sell our home. In both instances I invited the principle of each firm to visit the home, present with me with their opinion on the home, provide a market assessment, pricing analysis and marketing plan. Dee Dee’s firm is a top producer in the area but I was much more interested in what she would do to market and sell the home. There are many good Brokers in the area but I believed Dee Dee would serve our needs best.
We signed with Dee Dee in October of 2013 and began the effort.
This home is unique and at the very top end of the pricing market. It will take a financially strong buyer with a love of this style home. I do not consider the quality, level of amenities, location or price to detract from the ultimate sale. Over the course of our engagement, Dee Dee and her team have done the following but not limited to:
- Held an Open House for invited Brokers/Agents in the local area for both exposure and comment on a variety of selling points to include price. All comments received were very positive
- Created multiple out-of-state promotions and ads to attract specifically targeted market segments.
- Launched an internet campaign to promote and expose the home
- Ensured exposure on several electronic sites
- Provides continuous outreach to local Brokers/Agents
- Did continuous follow-up with all visitors and remained in contact as time passed
- Promoted our home in local magazines and brochures for major events at the lake and in the surrounding area
- Developed an aerial video of the home and surrounding area for the Web
To date we have held over 125 Open Houses, some conducted by Dee Dee and others conducted by us. We have generated over 100 leads of which there are about 10-15 solidly interested buyers who have visited the house on multiple occasions. Some have houses to sell, some are ready to buy now and some are still in the shopping mode but with expressed interest in our home. All Agent sponsored showings were with pre-qualified buyers looking to purchase a home in our listed price range, size, layout and location.
We were on the market for just about 2 years total. We had the opportunity to terminate her services at any point as well as the opportunity to not renew the Listing Agreement. We stuck with Dee Dee because we were convinced she was doing all and/or more than just switching Agents would yield. They’ll all go through their own learning curves and that’s just time wasted.
In the final analysis, we have had exceptionally good exposure, activity and prospective buyers tour the home. We have talked with many others in this area who have not had near the exposure or activity in their sales efforts. That said, we’re very happy and remained confident we would complete a sales transaction and on favorable terms.
Sellers of homes at the upper end of the scale should look at their relationship with their Broker/Agent as a Partnership. If you’re serious about selling your home you must be prepared to keep your home in “show ready” condition 24/7, balance your need to sell with your desire to achieve your price. This is probably the most difficult element for most Sellers. The best advice I can offer is to understand your marketplace. Know how many homes in your price range are selling. Look at the price points, time on market, comparable homes in your category and then decide if your home is priced to the market. It may be that the market is just trading at a point below your expectations no matter how valid your belief in the value of your home. But if the market won’t support your price objective, you must be prepared to stay on the market until it improves, de-list for a period and re-list at a later point or lower your price. After all, your price, no matter what level, is only as good as a buyer is willing to pay and whatever you are willing to accept.
This is our 13th home to sell over the years. And, while it was the most difficult, the relationship with Dee Dee and her Team was the best experience we’ve had. They were very responsive to our every question and suggestion, not afraid to deliver disappointing news and always willing constantly providing local area sales statistics. Dee Dee demonstrated unabated energy and confidence we would obtain our objective………..and in the final analysis, she was absolutely correct.
